Right to Rent and How to Rent Guide - how do we know if served by OR?

Hi

First time user of OR, reached the Landlord’s AST signing stage but how do I check if OR have completed the statutory ‘Right to Rent’ checks and served the pre-contract ‘How to Rent Guide’? Or is this to be undertaken by the Landlord and if so then why can’t the former be uploaded as a document and forwarded to the prospective tenant.

Would be a helpful feature for OR to have a confirmation of this at the point that the Landlord is pushed to sign?

Its all there if you look for it. Seek and ye shall find.

You will receive a copy of the email verification sent, and this will also be available for download from the portal. Its all sent after the tenancy is signed.

To add, OR do not do the ‘Right to Rent’ Checks. These have to be done in person, so you have to do these yourself! You can do these after the tenancy agreement is signed, as long as you do them before they move in.

The email I refer to above in my post are the service of the Right to Rent Guide.

@Karl11’s comments are correct here.

Your tenants will be provided with a copy of the government’s ‘How to Rent’ guide after everyone has signed the contract and this will be made available on your tenancy page.

Note that the Tenants agree to receive the How To Rent guide via email as stated at clause 13.3 of the assured shorthold tenancy. This is also stated in our terms and conditions.

This goes beyond the minimum legal requirement; note that the law states the information is provided to the relevant parties so printed signed forms are not necessary.

We currently do not carry out Right to Rent checks on tenants, and our referencing service is not a replacement for this. It will be the landlord’s responsibility to check this. We offer some guidance on your responsibilities here.

Thanks Karl, my understanding was that providing the ‘How to Rent Guide’ must be provided tyo the tenant before the AST is signed, but after contacting OR it seems to be covered-off; think it would be helpful for users if OR had a link to the usual checklist which gets completed as each requirement is actioned and for any requirements that are for the Landlord to complete, e.g. RTR’s, then the checklist can be reviewed and completed by the Landlord, I can see that this info is accessible on the OR platform but it is rather scattered!
