You have to use the Government form 6a. Without wanting to be rude you sound pretty clueless and I dont think youre going to manage this on your own. I suggest you use an eviction specialist.

I note that you are a fairly new landlord, be careful, a section 21 is very easy to get wrong, and there are many things that a landlord has to comply with and be able to evidence, that makes the section 21 valid such as valid gas safe certs, how to rent booklet issued, deposit protected in a government scheme within 30 days etc.

If you have a tenant knowledgeable to their tenant rights that doesn’t want to move out or wants to buy themselves time, they won’t highlight any errors to you and it won’t be apparent that the section 21 is invalid until it gets viewed at court, then the whole process has to start again. I agree with David122, I would use an eviction specialist, they are costly but will get the job done for you in the fastest timeframe possible.
I’ve been a landlord for 15 years. I issued my first S21 notice this year (unassisted). The advice above is 100% spot on. Get a solictor or be prepared to really do your homework. Fortunately, the tenant left on the allotted date and on good terms.
Hello, I spoke to my tenant (who said they wouldn’t be moving out) and then I issued the Section 21 by the book. Again they said they wouldn’t move out. I will of course wait a reasonable amount of time for them to find somewhere suitable as I don’t wish to make them homeless but will move to the next steps once the notice period is through.
I suggest you get some help to apply for a possession order the moment the notice expires. The wait time for this is likely to be several months anyway and then a further few months for bailiffs at the moment.
