Self employed nightmare

Hi…can anyone advise? I am trying to rent a london flat for my daughter and myself. All accepted. But im PAYE AND Self employed. I started the self employment - i have contracts and bank statements showing income - in april 2024. Ive now been told i cant proceed as i have no tax return for the current year. BUT i cant file until the end of this tax year in april. I need both Self employed and the paye to satisfy the 30 times rental thing. I have perfect references from 9 years renting, have never missed a payment even during covid and even offered to pay 6 months in advance on top of the deposit. But estate agent say thats not acceptable anymore. I have no one able to stand guarantor. My current rental ends in February, and i am terrified ill be homeless despite being able to satisfy all criteria except a tax return i literally CANNOT file. Any advice gratefully received!

There are companies that offer a guarantor service, for a fee. Some landlords accept them, just Google.

Any LL or agent who is insisting on that is worth avoiding. Too narrow-minded. If you’re in your first year of self-employment it makes total sense that you do not have one yet. FInd a LL or agent with their head screwed on the right way.

what about self employed accounts in previous years ? Two years backwards

employed before the self employment to show income? When s/e you are always a “year” behind, my accountant has my accounts now for 23/24 . Tax payable in a few days time but then again I have been s/e many years

Lol. Hopefully not a problem from next year, and found an agent who references with bank statements, previous properties…and money in bank. I’ll get accounts done so damned soon in April. But at least hopeful to move now.

Anyone can be self employed and quote a figure… but if you don’t see a tax return it’s worthless.

I agree 100%. I was simply referring to the fact that in the first year of self employment in addition to PAYE…there was no work around other than ‘no tax return’,which was impossible to produce. It’s why I’d offered the past years bank statements, absolutely impeccable references, contracts for all work - publicly listed companies and manager numbers - AND offered to pay up to a year in advance.

I’ve been doing self assessment since 1998 every single year. Trust me, a tax return actually proves nothing. You can report whatever you want. HMRC take your word for it.
