Self Employment Barrier

I have paid my rent on time for almost 20 years. Landlord just served a section 21 out of the blue as wants to sell the property.

I moved to IR35 self employment recently, (this is employment in all but name) not realising that I would be in this position and now finding all doors slammed in my face when trying to get a new rental property in SE London

Strange position for a reliable tenant, with a good credit rating and a deposit/rent

Landlords are rushing to sell thanks to the Uniparty’s war on aspiration, so it will be hard to find a place. Self-employment makes everything more difficult from landlord perspective as it is harder to credit check, especially for newly self-employed without track record. I am LL in south west London at your price level, I get 100 (max allowed by OpenRent) enquiries in about a week. We have to filter them and look for the easiest to process. The other 100 people each have their own stories.

Hi Graham - yes I sympathise with the landlord perspective on aspiration.

What I find an unnecessary barrier is that I can evidence almost 20 years of on time rent payments and a well looked after property. I’m 2 points away from achieving an ‘excellent’ rated credit rating, the company I work for guarantees a portion of my earnings which covers the rental amount and is prepared to put that in writing for me, yet here I am with 5 weeks to go before exit day with next to no options so far. Guarantor level of £55k+ also a barrier…
