one good thing for me is I have great contacts for insulation and do most of work myself as I am a joiner

She has not been the only ,one many sold at a profit and thus that property is lost to the social housing market

FAO tenants
The only people making money in this business are trades.

They are all unregulated
They make mistakes we pay twice to get jobs done right
Take that to the MP

I stopped working for other builders and homeowners about 5 years ago Then I was charging £140 a day. If i had the energy now ,at least £250 . Just crazy. Not enough tradesmen around

I met joiners last January who wanted £400 a day
How do you keep rents low

Landlords should be able to to do some repairs themselves eg Replacing a radiator is not difficult, hanging a door, Painting ?

understood … 43kg is very petite.30 min fire doors are tricky for me also. (10 stone in old money). . I am all in favour of female trades women. My petite daughter was my labourer for many years . My other daughter is a great tiler and I am teaching her how to plaster… You can learn at evening classes some basic repair skill. depends how old we are and our energy !

Referencing agencies on their criteria yes! Trust me I’ve seen it on websites and agents advertisements - indirect or direct discrimination. If an estate agent advises you against a single parent for example or a benefit tenant it is unlawful. It is not the law to insist on a guarantor and if your reasons for asking for one are indirectly discriminatory then it’s a breach of the equality act if it falls under a protected characteristic. So is to use your insurance company as an excuse for not accepting a tenant on benefits because there are over 58% of insurance firms that do accept benefit tenants and RRB will make it law that they cannot any longer us this to discriminate.
Remember you should not assume all benefit tenants are lazy lay about who will wreck your property and not pay. Many at the moment may have lost a job, some have part benefit income

Agree A.A again they need regulating - people need to report them that’s the only way things will change.

Wrong someone else will buy it and use it for rental

On a platform for self managing Landlords, I feel your anger towards Estate agents is aimed at the wrong people. The Landlords who contribute to this forum be it by way of questions or answers are by enlarge all trying to do the right thing regards letting property.

Many contributers are vastly experienced,offering a rich tapestry of information concerning the business and legalities involved in renting property within the Private Rental Sector . We are not your enemy.

Not only Conservative governments have sold local authority housing , started in the late 1970s and the practice has continued ever since with far too few replacements which ever political party has been in power.
Poor housing policy by successive governments leading to a lack of available social housing has successfully been blamed on the private rental sector and private Landlords. The forthcoming RRB is prompting landlords to sell leading to fewer properties to rent. With no incentive for people to become Private LLs demand for rental property is high , add to that hundreds of thousands of people arriving in the country each year , quite legally, many with jobs secured but crucially they all need somewhere to live
RRB will force Landlords to be very fussy about who they rent their property to( this has already started) and unfortunately any problems people are having gaining a tenancy are going to get a lot worse.
At the end of the day, although people seem to have forgotten this , the private rental sector is not a public service .

Regardless of income, It’s all down to actual tenant spending anyway. Removing filters just wastes everyone’s time. You cannot beat looking at bank statements.

Benefits tenants….follow the stats and we all see who’s defaulting on rent payments by a long way.

Haven’t been able to advertise against protected characterics for a long time.

Risk assessment will always be there however it’s packaged publicly. Tenants just won’t ever get an explanation for rejection.

Labour have said requesting a guarantor will be fine.

i am selling two rentals and insist on owner occupiers

Wrong I know individuals who after a few years sold on and not to landlords ,to owner occupiers
