I am going to serve the tenant a section 13 notice giving sufficient notice to apply from 3rd December. It’s a periodic tenancy and there is no rent review clause etc. Now on OpenRent (i use Openrent’s Rent Collection service) it states under “Change Rental amount” that if parties don’t agree then rental increase will be cancelled by November 14th. But my point is that if i’m abiding by the requirements of a section 13 rent increase i do not need the tenant’s approval and they would have to go to a tribunal. So my concern is that Openrent simply cancels thsi rental rise request even though section 13 notice is outside the remit of Openrent. Does anyone know how to comply and not get a cancellation from Openrent? Many thanks
