Short term contract

Long term landlord -However,

I want to rent to short term contractors. Can i issue a 6 month AST - then let them leave after 2 months?
Or can I ammend the standard OR contract to 2 months😗
I just dont want to use Airb n b as fees too high.
Any advice v welcome pl.

You could do either of these. If you issue a two month contract and they do not leave at the end, however you can’t evict for six months.

I guess that is why it is worth the extra cost of air b n b because it is legally tied up to designated time period?

also comes with insurance built in to cover damage from guests… but watch out for tax and regs as it’ll be classed as a holiday let which is a different beast from the PRS.

And if it’s mortgaged your lender might have something to say about that.

If these contractors have a main home elsewhere, you may get away with issuing licenses or common law tenancies, which would give them less protection than an AST and wont require all the same prescribed information or deposit protection. You should check this with a solicitor though, because it may not be 100% risk free. You can make it risk free if you provide in-room cleaning and laundry services.

I think you need to ask your mortgage company

Just do a contract as normal, that covers you and them for payment of utilities, damage etc.

Then just allow them to leave early.

If the work takes longer you’ll be covered and if both parties agree the contract can be terminated as and when.

Contracts are used to protect either party legally.

You’ll have to take a view on whether they are definitely leaving after 2 months or if their contracts get extended, would you want them to stay longer.
The issue as I see it, is it you give them a 6month tenancy and in two months they decide not to leave, you’ll have to apply to evict them. This could take 6months.
Also, the Renter’s Rights act (when it comes in) would prevent you from terminating the contract early… Unless you are selling the property.
