Should i take a risk ?

I have recently had a dreadful time with a Tenant, subletting , then selling the keys to a gang turning it into a Cannibis farm. Thankfully my rent insurance kicked in. Im now ready to rent out and been approached by someone i know who needs to leave their present property due to the Landlord selling. She has been upfront about a CCJ and that she pays more than i originally thought as i said id keep it the same. However, she needs a guarantor and this has failed. She is a previous good payer of rent, is DSS so its paid anyway and keeps a lovely home, its been seen. My Agent is saying its a bad risk but my last three Tenants have all cost me money to put right their damage etc so im reluctant to let another in who will probably use it to earn money out of it. Im torn.

I know you said the Dss pay her rent so its paid anyway but there WILL be a pause when and if she moves where its not paid (we all know the DSS arent the quickest
How do you know there has been no issues with rent in the past (shes not going to say there is and the landlord wants her out so they can sell) personally I would treat it like any other applicant if she cant afford its a no

Thank you for your response. Checks on guarantor going through so we’ll see how it goes.

er… if those three Ts have been recommended by the same agent, I’d be ditching that agent asap

Taking on any tenant there is an element of risk, but unless this is the only potential tenant who has shown an interest in your property why would you want to increase that risk unnecessarily?
Hopefully you have other potential tenants that you can rent to without this extra risk so my suggestion is unless you absolutely have to…dont take the risk.
