Six Month AST - the best option?

I was looking for some advice please.

My tenants have just given one month’s notice. I want to sell the property soon but there are several similar flats for sale in the same apartment block so I want to wait until the end of this year to reassess. I do not want to remarket with a 12 month AST, would it be best to remarket with a 6 month AST with a view to go periodic? I am not sure if there is a better option.

On the basis that it can take up to a year to evict a reluctant tenant and s21 will likely be gone by the end of the year, I would put it on the market now and not worry about the other flats for sale. I would have it re-decorated to make it stand out a bit from the crowd though.

I would suggest you sell without any tenants in situ. If you do have tenants in situ, you may be restricting who you are marketing your property to (e.g. just property investors).
If you take on tenants whist selling, not only do you have to sell the property to any prospective purchaser, you also have to sell your tenants.
Giving tenants notice to leave and them actually leaving are two different things, so perhaps a chain free purchase may be more attractive to purchasers.

I was hoping that after six months the contract would end, the tenants would move out and then after this I market the flat to sell. Or if in six months the market is no better/worse I let the tenants go periodic (if they want to stay) and just assess through next year.
I wouldn’t market the flat to sell with tenants in it.

And if the tenants dont/cant go?
