Standard notice to tenant to end a tenancy in Wales

Hello lovely LL’s/OR staff/legal beagles

What is the minimum notice a LL can serve here in Wales now

All of my tenants are on standard contracts..not periodic ones..and I am now getting out as it isnt worth the hassle/stress/sleepless nights I am having.

First contract ends 26th Feb 2026 so do I give 6 months from then or now please?

Until rra changes are enacted in may 2026 there is no change so before then it’s the same notice as your existing contracts allow. If these allow you to give notice so that the tenancy ends on 26 Feb then you can do that.

Most of the Renters Rights Act doesn’t apply to Wales. I think its only the discrimination sections. You would therefore follow the notice procedures in the Renting Homes (Wales) Act 2016, which I believe still includes a no-fault eviction option. If you are not confident with this, you should use a solicitor or eviction company as getting it wrong will likely result in long delays.

Im in wales, as far as i understand it you will need to wait until the contract end date and then give 6 months notice if they havent broken the contract terms (and you need to ensure you have undertaken all the necessary steps to comply with rent smart wales for the notice to be valid), its changed a lot from how it used to be and id get advice as it will be very lengthy if you havent
