As a new Land Lord any advice on arranging spot checks to the property

As the title suggest how do i go about carrying out spot checks to the property

As a newish landlord myself (2 years)
I find doing inspections a little degrading for both myself and the tenant although I agree they have to be done regularly. I may reduce the frequency as I get to know the tenant and have built up a certain amount of trust.

With a new tenancy, I will arrange an inspection within the first couple of months which serves to have a conversation about how they are settling in and to ask them if they have any issues while at the same time just generally looking around. I don’t use a clipboard, I just think that anything untoward will jump out at me. Obvious things to check are that the smoke and CO2 alarms are still working, they haven’t drilled into the walls to hang pictures etc and no evidence of subletting, additional guests staying over or unauthorised pets etc.

I prefer to call them ‘maintenance inspections’. Its an opportunity for me to highlight any maintenance issues. eg. failing shower grout, sealant, leaky sink etc, which will go on to cause other maintenance issues if not resolved.

I also check

  • boiler pressure and top up if necessary
  • any obvious issues with roof and guttering front and back
  • in loft once every 6 months
  • any sign of clothes being dried indoors
  • tops of walls for any sign of damp penetration or mould

The boiler pressure is a good one and thanks for correcting me on the CO2
