Sub letting at property

Hi all just looking for advise in how to proceed with this.
My tenant who lives with her partner and 3 kids rang me to arrange a small repair, while I was on the premisess I informed her that an inspection of the property was due so could I inspect while I was there to save time, she was a bit hesitant at start but agreed.
What I discovered was the front living room was now a bedroom as unknown to me she had moved her mum in about 4 months ago, I explained that she is in breach of her 12 month shortfall tenancy, and that I would be getting advice on what to do next.
Her mum is 50 yrd old and working.
The tenant has always paid the rent in full and on time in the 18 months she has been living there.
I am not sure that I can now trust the tenants going forward

Having her mother there wont make it an HMO, but it may be statutorily overcrowded. You would need to check. If its not then I suggest you get something from her in writing confirming its her mother. You also cannot accept any money from the mother. Also make sure your insurance & mortgage doesnt require all adult residents to be tenants.

I would probably go with this on this occasion, but would let her know that she needs permission for any other changes or Id lose confidence in the whole tenancy.
