Me and my wife jointly own a buy to let flat
Does the tenancy AST agreement need both my and my wife’s names as Landlord or can it be on only one of our name?

Only one of you needs to be on it, but I would seriously consider you both being on it. You never know when one of you will be incapacitated and there’s enough to deal with if that happens without having to mess around with a tenancy in someone else’s name.
