Tenancy with lots of movement of people living there!

I have received the following types of applications to rent our flat. So how does this work? What are the pitfalls other than flouting the subletting clause?
“ Are you looking for a tenancy over 2 years ? I actually won’t be living there myself, I’ll be paying the rent & main point of contact just my guests will be staying there short term typically doctors/nurses and other business and contractors. I have a few properties I rent this way would love a chat on the phone. “

This is a rent to rent scheme. I do not advise this, the pitfalls are endless. Have a search in this forum and on google about this.

Aside from the usual rent to rent issues, do you really want to enter into a business agreement with someone who can’t even string a sentence together correctly?

Thank you all…I thought as much and have declined them but sometimes it can be quite difficult to spot these rent to rent enquiries unfortunately. Depends on how much info they are willing to give upfront even if you ask all the right questions.

Iam looking to rent long term

Essentially it may turn into an Air B&B. Red flags flying all over the place. Using high profile professions to get your interest, will mean nothing after you’ve signed on the dotted line. Then it can me 6 bunkbeds in a room and you will be able to do nothing about it. If you’re going to risk that, you may as well do a long let with the council.

You will have even more problems this way, if they stop paying than you would with a regular let. There are so many scammers around who know the law.
