Tenancy without holding deposit or referencing

Hi there. Is it impossible to create a tenancy on Open Rent without holding deposit or tenant referencing? I have decided to go with a tenant from overseas and have done my own referencing. She has impeccable references from Harvard and I’ve also spoken to her employer. So now I am stuck as I can’t progress to contract. I know all the blah bla about why I should do referencing, but my question is how to proceed without referencing. Thank you

I have been in discussions on previous posts where some landlords have stated that they don’t take holding deposits and just use open rent for advertising only. The referencing service is optional. You should be able to progress to tenancy creation without a holding deposit or using their referencing service.

If you wish to use Openrent RentNow, and use their digital AST signing process, then you must invite the tenant to apply using the ‘RentNow’ button. They would then need to pay the x1 week Holding Deposit.

Once they have done so, you can proceed to create the tenancy through the platform, without doing any Openrent Referencing.

If you handle the AST yourself, then you could proceed without a Holding Deposit.

To clarify, the Holding deposit does not cost the tenant any more money. It is later deducted from the first months rent, as they will also be invited to pay that via Openrent. Therefore, there need be no reluctance.
