My tenant was evicted by the bailiffs following a court order, on the eviction he removed the valuable items and left me a house full of rubbish. He told the bailiff that he would be back within a week to collect the remainder of his stuff, however he has not been in touch. If he is unable to collect his stuff, how do I go about it to clear the house so that I can have it available for renting.
You start by looking at what your tenancy agreement says about the matter. Most give 14 or 21 days for the tenant to collect, after which you are at liberty to dispose of the items. During thag oeriod you must make several attempts to get the tenant to collect and make clear the consequences. If they dont collect, you dump their stuff and deduct your costs from their deposit.
