Yes, I agree with this. I think a landlord would need proper evidence of comprehension by the tenant.
I also put it on my invebtory. If they want to change curtains they can but must keep safe. Etc.
My last tenant made a career from making âimprovementsâ and âdoingâ repairs, the ârepairsâ being deliberate damage which he had done. Although I had checks and references done I didnât find out until 3 days after he moved in that he had done this to at least two previous landlords and then tried to charge them an exorbitant amount for these âimprovementsâ and tried to claim the deposit as repayment.
As soon as he tried the same to me I sent him an email stating the clauses in the contract which has been broken quoting them in fully with the numerical designations and stating that if there should be any more damage that needed to be repaired he would have to pay for it himself
I also told him that at the end of the tenancy everything had to be returned to the state of decoration and conditions which were shown in the photos taken before his tenancy
He also did not have English as his first language but he certainly understood the email sent to him in English according to his reply to the email
