Tenant history of insolvency

Hi,
A lovely potential tenant has got in touch. Her husband had an “insolvency” in 2018.
Combined they have enough re affordability.
I’m happy to go ahead with them (with some insurance and further research).
I haven’t got a queue of wonderful tenants because the building has been managed poorly and there is a key deterioration issue which is really off putting.
I have received some excellent advice on here a few times before.
Any good ideas of what I should ask?
Would I get insurance to cover rent if there was a previous insolvency?
They mention a potential guarantor through “housing hand.” Any experience of this?

I have no experience of RGI, but I doubt you would get it for someone who was previously insolvent.

What is the deterioration issue you mention? Is it enough that a tenant could get the Council to enforce repairs?

All the patios and balconies are rotten and the ground floor ones (like mine) are dangerous and have been for 4+ years.
It’s been a long running saga and the date for repair is July/ Aug.
For a ludicrous reason (technically the outdoor private areas belong to the Freeholder), we’re not permitted to repair it ourselves.
