Tenant referencing fee

What do you guys think? A hybrid agent told viewers that they will be billed for a reference. (non-management) If they took a free trial of Experian in the last 9 weeks. (Good for owners)

Since June 2019 fees charged to tenants are now illegal except in very limited circumstances. A pain when LL now pays for multiple references which can fail. Cover this cost by increasing your standard rent (one off increases not permitted). Also consider having the tenant provide relevant detailed information on an application form at the outset for you to verify and meanwhile take a holding deposit (max 1 weeks rent). If the tenant has lied or pulls out you keep the holding deposit This also goes some way to cutting out timewasters.
