Thoughts on Guarantors

If eviction law changed to what’s proposed I think guarantor will become standard.

To me it would say a cautious landlord protecting his investment who recognises he has plenty of choice.

"patronising superiority " is the meaning of condescending. I cannot see the wrong in a landlord wanting an extra layer of security. But , hey whatever works for you.

I always ask for a guarantor but if not available take a decision based on other criteria. Don’t sweat it. Landlords can’t get tenants out today (without a lot of grief) so just take every precaution, that’s about it

The market has been decimated by over regulation and stealth taxes. Landlord licensing, extra council tax for empty properties, extra stamp duty, removal of mortgage interest offset, new EICrs, renters reform bill coming in, Removsl of a landlords right to decline pets, or evict without a given reason (no landlord evicts without a reason). A threat to increase the minimum EPC level to C. More than 50% of the people coming to us now are being evicted. Landlords are selling up in their droves and the new bill doesn’t give tenants choice, it’s taking it away. To pay for all this our rents have been hiked around 20% this year, a sharp correction on rents that have been the same for ten years so way below inflation. We have filled 11 houses in 6 months and only advertised 3 of them. We are taking fantastic quality tenants now because we can. The last house advertised had 93 enquiries and 24 applications. We could only physically show it to a fraction of the people that applied as we were inundated. We gave everyone the option of a Saturday slot and all that could come got a chance. Everyone wanted it. Only one family could live in it. If you’re concerned about the way the market is going write to your MP and ask why they have decimated the private rental market. Social housing is now under huge strain, people are sofa surfing, living in temporary council housing miles away from home and their children are unable to get to school. So in Scotland they have introduced a rent freeze and eviction ban. It’s killing what’s left of the market there and if they do that here we have 80 houses to sell. Yes we are going only for the strongest applications. Because like you need a secure home, we need a secure income. And we don’t know you
