To classify a property not as a full house for rent, neither a room for rent, but a 50% 12 months min tenancy, house share?

I am a tenant acting for the landlord, with his acceptance. As I am the remaining tenant in a tenancy agreement ending in January this year. All parties are under an informal agreement to terminate the ongoing tenancy. But as the remaining tenant ,with the landlords agreeance, want to advertise the property. As a 50% tenancy house share, not as a whole house nor as a room only basis.
How can advertise said property, when there are only the two catorgories to choose from on all of the sites available to us on site.

You would be the landlord of the other tenants. Do you have any experience of this? Are you knowledgeable about the law in regard to being a resident landlord? If not, then I wouldn’t recommend it because you could be heavily fined for making a simple mistake. I would suggest you ask the landlord for a new room only tenancy and for him to let the other rooms himself on the same basis. You could still help him with the interviewing if you want to vet the incoming people.
