if you read above I said when halfway thru I ask for a payment . We were successful builders , why do you sound so amazed by this?

funny you should say that The building inspectors in Sefton said exactly the same. I was proud of our reputation. I just loved my job

Well wish there are more people like you. It is just very odd, even just builders are harder to find these days let alone good ones.
that is because they have not done a decent apprenticeship i served 4 years first years wage was £3.50 a WEEK wow inluding the firm sent me to college on a general building course. Many "tradesmen " today have not done a decent apprenticeship
Its quite a simple fix really.
You have to give him a time limit in writing, after which you will get it fixed by someone else and charge him for the cost of that. About 2 weeks is reasonable. He will have to let someone else down instead of you.
But then be prepared to do what you say and get another builder finish the job. Send him the bill (copy) and failure to pay within 10 days then go to court.
Never ever pay a builder the full amount before its done.
My builder took a fancy to the lump hammer I leant him for a job. He kept saying he would let me have it back, but never did. At the end of the job I said oh its £xxx to pay you minus £yy for the lump hammer. The hammer reappeared.
I’m afraid that no matter how well you know your builder they are led by the money, once they have been paid what idiot would continue working on it when they don’t have to.

Yes, I do feel they are trying to rip me off, but it is hard to say without evidence despite it is too obvious. Things like doing a flooring and you would expect the same colour or pattern they ended up brought something else which i suspect is to get rid of his stock or bough it cheap. I simply searched on B&Q and it is selling right there! But given he already started the work i feel awkward to say. Bit of a nice people hostage situation.
