Trip switch re United in no boiler working

Hello, can anyone advise who to use in the SL3 area as maybe I need to find a trustworthy electrician . Tenants said the trip switch went and at first no fridge Wi-Fi my Envirovent system and boiler . Still no boiler working . So maybe after they say they changed fuses it’s still not working . Any help asap please . I had the annual boiler safety check done two months ago

What type of consumer unit do you have? If there are “fuses” then its very old, but if you have a “trip switch” then the trip switch is probably an RCD (Device that switches off when small ground faults are detected) You can identify these in the consumer unit because they have a prominent test button.
To isolate your fault, turn off the RCD. Turn off the individual circuit breakers fed by the RCD. If in doubt, turn all off apart from the main switch.
Turn on the RCD, and then turn the circuit breakers on one at a time, giving about 5 seconds between each switch on.
If you have a ground fault, then the RCD will trip when the faulty circuit is switched on.
Once the circuit has been identified you can switch off or unplug items locally (your boiler will have a local switch for this) which should help to further identify your fault.

If you have a split fuse board it is possible that some sockets will still work. so run out an extension lead to the most important item. as a temp quick solve

almost forgot Unplug the fridge and see if unit still trips ,if it does not trip ,then the fridge is faulty. Same applies to any plug in item.

Thanks so much for replying. Sending out an electrician tomorrow to find the issue . If all goes well could my tenant just try the boiler again and follow the manual to f needed to get back on again? B Gas wanted £130-£500 so thought it best to get the electric issue resolved in the hope to avoid the costly boiler call out . I wish we landlords had our own list to share of honest workmen tradespeople as always an issue I found through the years .

So, well done, you have isolated the fault to three things.
I am still assuming that your trip is an RCD, the one in the consumer unit with a reset button, is that the case?
Now, turn these three off locally. That is, cooker control switch near the cooker, cooker hood too if you have one, central heating main switch (probably a fused switch) near the boiler and also turn the boiler off on its control panel.
Make sure the envirovent is also disconnected and turned off.
Reset your trip and then as previously described, turn each on in turn.
As the boiler is the most important I suggest you start there.
These trips are a necessary safety device and very sensitive, they can be a pain, but your tenants safety is paramount, and without them the outcome of an electrical fault could be very serious

When you say they changed fuses…do you mean those in the plugs or in the consumer unit?

I finally got a decent electrician to fix the problem. As a result of a loose wire in my tenants own microwave the oven , boiler and fridge ran off the same area affected. All working now . Seems I need to update the rcd/fuse board, is this costly ? Sorting in the new year. . It cost me £108 call out and the electrician £130. IS iT RIGHT THAT THROUGH MY TENANTS TAKING INTO MY FLAT THEIR OWN ITEM/microwave THAT I SHOULD HAVE PAID FOR THEIR ACTiONS? When sone tenants can’t even change a fuse or open up a socket to check resulting in a lot of stress and cost to me. I always sort things really quickly as being a decent person is important.

£108 call out then £130 - did he wear a mask?

At those prices I would NOT allow him back in the property.

As for replacing the CU - what does your current EICR say about it?

Hi thanks for replying. The firm charged the call out but now I found him it’ll be just his fee. I can’t find my Eicr info anywhere ( how will I get this please?)

Your landlord or letting agent is obliged to give you a copy

previously I suggested isolating the appliances and then that would have shown you it was the microwave Saving a larger bill

Have you had EICR inspection carried out at any time?

I’m the owner and now landlord , can’t think where it’s at so no ideas but get a new one x

Tenants information very confusing. They said they did this …, and it’s their microwave they brought into my property but I’ve paid for all this work and they don’t even seem to know the basics … very frustrating.

A landlord is not an easy job. Advice would be understand the basics of your property, if there are any issues you may find a simple solution without any expense. In this case just disconnect the micro wave . If you only have 1 property you may find it difficult to find trades people. Our plumber works on no call out but minimum 3 hours at £85 hour

Thanks it’s all sorted once the electrician found the loose wire in the tenant’s own microwave, sadly they didn’t offer to pay towards an issue they brought into my property . Thanks again
