I’m trying to rent a house i need 3 bedrooms as i need a room to use as office.
It’s for me and my daughter and im looking for a 12 months but offer to pay 6 months rent upfront and then 6 more months plus deposit. I get all kind of stories if i apply for one the most recent one is they have already found a potential renter when they said they would come back to me. I can pay bills and live comfortably trying to build my own business.

A lot of landlords are suspicious of tenants offering 6months upfront as tenants don’t pay after the 6months !
I don’t know why? I knew many that sadly lost their jobs and can’t pay the monthly rent anymore.
People that pay every month can do the same and just stop paying.
it is a ,lottery. BUT if Goverment would pay DIRECT the HB, to landlords and it can not be cancelled., this would be a great help
Yes i agree and i can see where you coming from and I don’t know why they stop paying direct to the andlords.
In my case I’m not claiming any benefit.
I can remember the reasoning from the Con. goverment " to help the tenant to manage their own finances" HA HA This has helped landlords to decide not to go along with this group of tenants
It’s really sad that the Government did it!! As some honest good people on UC will pay on time but i heard stories that they just spend the money and not paying their rent and bills.

at the time of the change I had a guy on benefits I was getting the rent direct. But it would not apply to any new tenancies. Paid to me direct then it could not be recinded. I can remember what he said tome " Colin its a good job you get the rent or I would just spend it" Game changer for me , you can guess what I decided to not do from then on . ALSO if the landlord does get a direct payment and the tenant has lied about their circumstances and should not have got HB ,the council want it back from the landlord. How do we know if the tenant has lied to the Council or not? Odds against us
Yes i understand why so many don’t allow H.B tenants
You really can’t know if they lied or not.
I’m just sad for the ones that honest and can’t find a place to rent.
I think the government need to bring it back to the way it used to be!! No wonder that there so many homeless people on the street.
