Turning a 1 bed into a 2 bed

Hello,

If I were to turn this 1 bed into a 2 bed property by moving the kitchen into the living room.

Would that be allowed given you would have to go through the kitchen/living room to get out of the bedroom in the event of a fire?

Are there regulations that prevents this in the UK.

Yes it would be rented, 7.5m2 should be fine for a bedroom.

Does that affect if it can be done?

It could only be used as a single bedroom, but you would need building regs approval and freeholder consent as above, which you may not get for a flat.

Why could it only be used as a single bedroom, is it the size?

Yes its the size. Although the space standards in Part X of the Housing Act 1985 are advisory in some circumstances, if the property were ever inspected by the Council, then they would almost certainly use their powers under HHSRS to prevent a room so far below the 10.22m threshold for a double being used for 2 people. If the flat is in a Selective Licensing area, it would fail the requirements for a licence.

Using those dimensions the room is less than 7.5 m2
