Can I reference check all potential tenants on each of the holding deposit applications? To check who passes/fails, before I make a choice? When I go to start the reference on one, it reads like the other will automatically be cancelled.

You can only accept one holding deposit for your property at one time. Where you accept one, we recommend you only reference those tenants.
References purchased on a standalone basis do not affect the marketing of the property (since no holding deposit is retained). We advise making sure the tenants are aware that multiple applicants are being referenced should you do this, too.
