We’re recommending conducting a video viewing or sending a video tour of the property to tenenats first, and then proceding to viewings. Ideally viewings will be of vacant properties, and the landlord can wait outside while the tenants view.

I am going to send a video of the property and when it is vacant, invite the interested parties to view. This is safer all round and in line with your recommendations.
