Thank you Sue. I moved in Feb 23 and due to move in a couple of weeks, bizarrely landlord has only just now secured my deposit after 16 months of not being protected! Also told me gas was valid but when I asked for evidence it turned out it expired 2 months before i moved in, the gas man only just been and found 2 gas leaks, 1 at the boiler and 1 at the meter,said not been here since beginning of 2022 and couldn’t I smell it before, I said no as our next door neighbour constantly smokes weed so always overwhelmed by that stink, could of been very serious had I not chased the landlord for a gas check though.

Hi Steven, your LL is either a complete novice who’s risked your life in ignorance of their legal obligations - or has proactively chosen to flout the law, regardless of your safety!
At least you’re getting out of the property! Guessing it’s by mutual agreement, rather than them issuing you with a Sec. 21 Notice (Housing Act '88), giving you 2 mths. to leave? That would likely fail if you’d CHOSEN to sit tight.
Even after you leave, you do appear to have the grounds to seek 3 x your deposit back from your LL for them not protecting it within 30 days. They were also obliged to provide you with a copy of the Prescribed Information relating to the deposit. THAT would’ve had their details on it.[Speak to CAB, Shelter or a No Win, No Fee solicitor].
If they’re still illegally refusing to provide you with the LL’s name and address for service (of any official notices), you could pay £3 to the Land Registry for an online copy of the Title Register of the property.

well if you’ve got evidence of that, your LL can never issue a valid S21 as long as you don’t sign a new tenancy agreement. Congratulations!
