My tenant is moving out in Jan (early) as was supposed to be July, as I was planning on selling in July. Is advisable to rent for 6/7 months.
I wouldn’t. If you want to sell, sell. You may never get new tenant to leave

Yes you would, & then if they don’t leave, serve court papers, pay loads of £’s & wait several months for an eviction order, and then instruct bailiffs. Then you can sell in July 2026!
Your ‘simple’ plan might work, but if not you have created big problems all for just 6 months worth of rent.

It currently takes about a year to evict someone once you serve the correct notice.

And don’t forget putting the house right after the tenant finally leaves…
