Thanks for posting. Would be great if more landlords with fewer than expected enquiries would post here for feedback - let’s hope this starts a trend!
Onto your advert…
It looks like you might have a few more enquiries by now, but in case you still haven’t found someone suitable I do think getting professional photos would make a huge difference here.
You’ve clearly spent a fair amount of time and money renovating the property, the photos just don’t do it justice. A wide angle lens, and good lighting will make the property really stand out.
Ideally you’d show the property with furniture too, so tenants can visualise themselves living there, but even if that’s not possible professional photos will show off the space much better. For a larger property a floorplan can also be super helpful for tenants to check the space. Professional photos cost very little (£79), and pay for themselves in month 1, this is something landlords often miscalculate.
On the advert specifics it currently says no parking, but it looks like there is a garage (for a car?) and on-street parking available.
Obviously you have some restrictions in place (eg no pets), so assuming they can’t be relaxed, then the only other thing I’d reconsider is the description wording - which could be clearer and more concise (with less whitespace).
TLDR: Get professional photos taken.
Good luck in your search!
Some good advice there from Daz . The Garage and the photos
There are more flag posts here than at the United Nations ! Do we not need some humour?
Having showed your property to the font of all knowledge aka my mrs her Laurence Llawellyn Bowen input was “it looks dark theres black in every room some of the rooms dont appear thay big and the black dosent help”
Oh and "jeez them attic stairs look dangerous "
