I have entered the Open rent referencing process ID: 2576272.
Preliminary report states no Landlord reference requested as applying Tenant stated living with family/ friends. The potential tenant tells me she did previously rent prior to moving into family/ friends accommodation. She has provided contact details for the Agents concerened.
How do I add this to the platform to request this renting period be referenced?
IMO, getting a ref from current LL is worthless as a bad T who the LL wants rid of could say anything to get them out of their property.
I always ask for previous LL phone number and speak to them on phone. If it’s an agent, even better because they’re easily verified. If it’s just LL I take comments with a pinch of salt but ask details e.g. what was the rent, dates, address and then ask the applicant the same Qs afterwards to see if they cross match. Yes, this process isn’t bulletproof (hence the salt) but it’s better than nowt.
And I never understand why, if an applicant states living with family and friends, no further questions are asked. A very simple get out of supplying any Landlord details, ever.
Our referencing service will allow applicants to provide a letting referee for either their current or most recent landlord or agent.
Where a reference is received from a previous landlord or agent, we will denote this in the final report with “Proceed Cautiously” to reflect the fact the reference relates to a previous tenancy.
If the tenants are having trouble adding in a referee, they can get in touch with us directly by replying to any of our referencing emails and we’ll advise accordingly.
Edit: my previous response was incorrect, we recently added the ability to add in referees for a previous let where the applicant is not currently renting. Apologies for any confusion!
er… that’s the opposite of reality though. A previous landlord or agent has nothing to lose by being absolutely honest about the applicant. A current landlord on the other hand has a vested interest, particularly with a bad tenant they want to leave, which will influence the reference they provide. That’s where you need to make your users aware of proceeding with caution.
Not really, any decent LL will put them to the bottom of the pile under any other applicant who can get a decent reference and has experience of letting property. Taking on newbies is fraught with risk in what is already a risky environment.
