Anyone here does/did hosting on airbnb?

I am in a dilemma.
My listing went live only a few days ago and has a lot of interests but only a few enquiries (none seems authentic so far!) due to being priced in the higher range of the area. This is because the property is in an excellent condition with many nice features (gated, detached, new build…). I already lower the price than what agents valued but still more expensive than most similar properties in the area.

An agent got a potential tenant who is self employed and his reference checking result is a joke; initial report said 0 annual income then two days later the new report said 95k annual income. I asked to see his bank statements/pay slips; it shows his bank balance fluctuates a lot and normally has a balance of 2k which is not enough to pay the rent. Just doesn’t seem to be reliable, neither the agent nor the tenant!

I am now thinking maybe I shall just do hosting on airbnb instead of long term renting. Has anyone here done this before or thought of doing it? I wonder what their experience is.
Doing so also has the benefits that we can move back anytime we want.

It’s too early to tell, but your property may simply over priced, and by quite a lot I expect. The market is red hot.

You could be losing rent by attempting to achieve this price. This is counter productive. You will generally only attract the wrong type of tenant when over priced.

Now you are talking about managing an air bnb from overseas rather than getting to grips with the current situation. Air bnb is running before you can walk.

As I said it’s more expensive because of its condition; don’t think it’s over priced that much but guess that depends on who you ask.

It’s simply way too early to tell, however a lack of interest would confirm if it’s over priced. I am assuming here it’s not top of the market type property whereby fewer applicants is the norm.

Generally weekend is best for enquiries, which you have yet to test?
