Have live ad for nice one bed flat £1700 pcm.
So many awful enquires. Would all fail affordability check etc. one yesterday. No income. 21 year old. CEO Of his own company. Umm. Wd pay 6 months in advance? Ok. Then says Airbnb cd provide a ref as he used them twice in past. All smoke and mirrors again.

Yep, you r missing my point. He’s hasn’t got any income , and bs about employment , playing up his title. etc . We can all have fancy titles that mean nothing .

Maybe depends on location? In London, I get the max 100 enquiries pretty fast but 90 or so are obviously poor quality, that’s my expectation. I think the market is so tight here that many renters just apply to anything and everything so put little effort into each. Wrong strategy from LL perspective but I guess if I was making 80 applications then I might run out of energy, too.

Once had a tenant respond to an advert that clearly had used CoPilot to generate their response. Unfortunately they were not very good at copy and paste so their response started:-
