Approving tenancy before EICR

Hi Everyone.

Ive got a tenant who had placed the deposit and im ready to proceed with the application.

Only thing is i needed a few bits fixed before the EICR comes back satisfactory, these will be fixed on 11th November.

Am i ok to proceed with the application now as theres a button you need to press to say youve had the EICR done.

Im worried if i proceed before the satisfactory report comes back that something may happen with the application?

Or can i just proceed providing there is a satisfactory report issued before the day they move in?

Just thinking about your situation logically, you are agreeing a contract to provide a tenancy to begin at a certain date. As long the EICR is in place before the tenancy begins you should be fine.

The Openrent boxes & expiry dates are just for marketing (ie Openrent reminding you about them). They don’t affect your contract in anyway. I wouldn’t move a tenant in until the electrical repairs are completed, but no problem with signing the tenancy in advance.
