Arranging Viewings with tenant in situe

So I have given a 6a notice to my current tennant as they don’t want to agree the new increase which is fair ( I have looked at rental agreemnts in the area). Once they have agreed to this can I arrange viewing with the tennant in situe or would it be best I was there? ( I don’t live locally anymore).

If you or someone acting for you is there you reduce the risk of tenant scaring off the new tenant. What’s likelihood of them being bitter having just been told the tenancy will be ending, pretty high I imagine?

Has the T confirmed that they would be moving out? What if they keep saying that they can’t find anything suitable?
