AST minimum length?

Hi

I have a couple of questions and wondered if any Landords could advise please:

Does an AST have to be a minimum of 6 months or can you create one for 3?

What is the going rate for an off road parking space?

You can create an AST of any length from 1 day to 7 years, but tenants have protection from eviction for the first 6 months so mostly tenancies are 6 months minimum.
