Broken appliances

Hi. As a landlord renting to the same tenant for 3 years, I have my first broken appliance, the washing machine. Is it cheaper for me to ditch a 10 year old machine or get it fixed? Does open rent provide any help on resolving this? North London based.

It’s going to depend on what the fault is (has tenant tried troubleshooting section of the manual) and whether the washing machine was a very expensive one but you could call someone out, they diagnose then they have to come back a second time with the right part .

Whereas you can get a new one from Currys for a bit over 200 quid (they have 55 models under 300 quid) There’s a which Best buy Bosch for 399. Admittedly a cost to take old one away and install (if you dont do yourself). Personally I’d get a new one

Remember also if you have rental income the cost can be claimed against that for tax purposes

If you don’t have a dryer, worth thinking whether replacing with a washer dryer too (helps stop tenants hanging up wet washing in winter and making the place humid/potentially mouldy)

Difficult one to answer that, without knowing what’s wrong with it, and difficult to recommend repair or replacement without an idea of brand/quality etc.

Personally, I’d likely pay my local domestic appliance repairer his £60 to go out & have a look, unless the machine looked very tired.
