I have several properties likley to be coming to market soon. Question please; can I market a rental property prior to the 1st July 2020 at which time mandatory electrical testing must be in place or being enacted? we are struggling to get electricians to complete all their workload in this aspect.

Hi, Yes you can currently advertise rental properties without an EICR. If the tenancy is created before 1st July, then you will have until 1st April 2021 to get the EICR performed.

Hi Sam, can I jump in and ask a question regarding the EICR. I have two tenancies created Feb 2020. They will roll over to a periodic AST in August. Do I have until April 2021 to get the inspection also ?
(3) These Regulations apply in England only to—
(a) all new specified tenancies from 1st July 2020; and
(b) all existing specified tenancies from 1st April 2021.
On the basis of the above, I believe the answer is yes. The legislation is still just a draft, so it cold change, but it seems very unlikely to change at this point.

Hi Sam, I am due to renew a tenancy with my tenant. Does this therefore class as a new tenancy and i should get the EICR done, or does this class as a continuation and i have till April 1st 2021? thanks
