Can tenants dispute initiating the break clause - signed for in contractual agreement that can be initiated at 4 months as per OpenRent contract?

I am having a dispute with my tenants about mould/damp and fear they’re really not looking after my property and that it will only get worse. I can now officially use the break clause but worried they could take me to court/sue me for something?
