Does the EICR go with the property or the landlord

Hello Helpful People

If I buy a property that already has a valid eicr certificate (ie within the last 5 years), can I use that certificate when I let the property even though it won’t be in my name, or do I have to get a new one? Thanks a lot, Rachel

use that one it goes with the house

Fantastic, thanks very much. That’s really helpful. I thought that but someone (an estate agent of all people) told me differently. They said it needed my name on it as the landlord.

if a property is put on the market it has to have EPC Then when you buy it you do not have to have it done again just to get your name on it. It is valid for 10 years

Thanks. So it’s the same principle with the EIRC if there is one, just valid for 5 years instead?
