Do you need EICR and gas safety certificate if you have a lodger? I’m reading conflicting things.

Yes, its a legal requirement to have both.
I don’t believe it’s a legal requirement if you are a resident landlord, however it would advisable to get them done.
Actually, having checked again, its a bit of both. Lodger landlords are required to have a gas safety inspection/certificate but not an EICR. However, the local authority could in theory inspect the property and force the issue under hhsrs.
