It is mandatory when they renew ast. Periodic isnt mandatory but you would still need it by March 2021 when it will apply to all tenancies.
Periodic is also mandatory I’m afraid.

It depends on the type of periodic tenancy. Assuming you have used the open rent ast you will have a contractual periodic tenancy as periodic tenancy is referred to in original AST and this is therefore not deemed a new tenancy for eicr so you wouldn’t need it until march 21. If you used a different AST which didn’t refer to periodic tenancy then it would be deemed a statutory periodic tenancy which is classed as a new tenancy so you would need a eicr before it lapsed into periodic.
