does anybody have any suggestions of options for appointing an emergency contact for holiday cover, rather than the prospect of having to put the property with a letting agent for management
@Paul22 some landlord insurance policies (such as OR management plus i think and others - not sure about homeserve but think Alan Boswell allow this) will let tenant call them direct if there is an emergency issue. So then in emergencies covering electricity, gas, water, heating, emergency roof repairs these can be dealt with without any LL input.
The only other sort of emergency might be loss of keys again these may be covered by the Landlord insurance via access to a locksmith or you could leave an emergency spare set with a local friend who will be around while you are on holiday, or use a lock with a key code instead.
Or you could give them contact details for your own electrician, plumber, roofer and ask them to use these if needed.

I have emergency insurance covering heating and plumbing as an optional extra on my landlord insurance. You can give the tenants the contact number if you plan to go off grid on your holiday.
Give them your WhatsApp number and tell them they can contact you anytime in case of emergency.
Leave a key with a trusted family member or friend and use your own tradesmen data base to arrange inspection / repairs, key collection and access arrangements.
