Potential tenants passed all references except affordability. The rent is£1200 a month, one tenant can afford £750 the other £333 (they married couple) Can i reduce the rent to £1088 so they could pass the affordability check and i would be able to buy rent guarantee insurance?
Dont ,if you do and you wish to put rent up , they won’t be able to afford it and it not worth it
Plus why are they potentially applying for a property they clearly cannot afford if one can afford £750 and one £333 thats £183 a month short why would anyone apply.for a property that is nearly £200 more than they can afford As has been said dont let it yo them find someone who can afford the rent easily otherwise you will end up regretting it

Personally no until she has actually gone back full time and they have accepted that things change a lot of parents cant leave their child all day after spending ao much time with them or they cant afford the child care so until she ahs been back a couple of months and is satisfied it will stay like that then no
child care will set them back a lot
