Finding a decent landlord

I’m having a really difficult time finding a landlord that is decent, and are willing to look after their good tenants. Is there a register or something similar that lists such landlords that have good track records with their tenants?. The reason for this rather strange question is that the last and the current landlord have been as corrupt as anything. Failing to abide by basic HMO licence agreements, (lacking fire extinguishers, working front door locks, etc) , failing to sort out persistent and ongoing tenant on tenant harassment. Failing to deal with basic, but dangerous and security related maintenance. I’ve even been harassed by the previous landlord himself. I’m a very considerate, conscientious and decent tenant, and have been scared by my previous and current experiences, that I am hesitant to just move out of my current rental and fall into the same trap, again. What makes it all the more difficult, is that landlord are always as nice as pie before you sign the tenancy agreement, but seem to change not long after. These experiences have made it impossible over the last few years for me to settle down and get on with my life.

Knowing who the previous tenants were could be nigh on impossible, unless they were known personally, or the landlord was willing to pass on that information, which I very much doubt. As for the state of the potential property as a gauge of a decent landlord, the two properties I’ve lived in, one decent condition, the other a dump, the landlords were just as bad as each other.

I think you have to go on your gut instinct
I have two houses with post grads where I met the tenants and they felt they could work with me ( they had met some unpleasant landlords ) and we have a great relationship .
In my most recent refurb I have the most manipulative tenants and I am biding my time . I thought they would be grateful for the spec but two are NPD.
However for next year the tenants I have signed with seem like we’ll rounded individuals ( but they are also having problems with their current landlord).

Decent Landlords are at present selling up and leaving the private rental sector in droves. I fear renters reform bill may mean only the dodgy landlords or decent landlords with high rents remain. Costs and additional taxes on landlords are now so high that lower rents probably means a landlord is cutting corners.

However you can help get a better landlord by ensuring you have a direct relationship with your landlord without an agent involved and dealing with a local landlord .

Sounds to me like the problem is not to find a decent landlord, but to find a HMO where the other tenants are decent…

I would like to see a decent tenants database, where you could check out the tenants behaviour during tenancy. I have had a bad experience with the tenants. The check in inventory (AIIC) is done and within a year the tenants destroy the house. The landlord take all measures to ensure the house is in good order with annual maintenance but last year, tenants destroyed the house within a month.
I suggest before signing the tenancy you meet with the landlord and get to know them by asking all the questions you need to ask. The landlord would also say what is expected from the tenants and also ensure you read the tenancy agreement, especially the tenants responsibilities before signing the tenancy. I make sure my tenants received the tenancy at least 2 days before the tenancy starts. Usually the referencing takes a long time as the tenants don’t provide full details for themselves and you wonder if they are serious and will be responsible tenants.
