Fire doors in flats with external doors in an open courtyard

I have been told that my flat needs a fire door. This external front door opens up onto a large open air courtyard with two possible fire escapes fitted with self closing fire doors as they are communal closed stairs. Can someone advise ne if they are legally required. Thank you.

If it’s part of a multi-storey yes you will need fd30s doors

The block freeholder or management company is responsible for doing a Fire Risk Assessment. If theyve done that then the report will advise.

From your description, it sounds highly likely that an FD30 door is required as it opens onto a fire escape. The block FRA should identify the requirement. No reason to dispute its findings.

As everyone else has said just do it. Fire regs are less prescriptive and more risk based today but do you really want to be in the dock when the barrister is saying your tenants may not have died had you fitted a fire door?
Fig three hinges and intumescent strip. Put middle hinge maybe 60% of way up to provide more support. Oh and dont stick anything in front of fire door and put an escape light above the door

This sounds like a housing association. They love to asses things like that to see if they can outsource and hire for works and charge for doing so. You may not need this so it would be good to look at current legistlation for communal areas before getting such to asses …which I’m sorry I cannot help you on. I also know these type of self closing doors must be checked on, (incase you have a tenant who forgets propping open te door or…) to be closed so fire doesn’t spread.

It may even need a 60min fire door. Rebates for fire doors are usually deeper than normal (1")

The rules are clearly set out. And also ask the fire brigade for advice.
It need not cost more than £250 but managing agent love to go for the expensive options £2000!

You should also check the lease to ensure it is actually YOUR door. The final exit door is often retained by the freeholder or head lease holder as this gives them greater control.

For example, the regs and common sense say you have to have an automatic door closer, but if it’s your door it is much harder to enforce
