Full Maintenance Contract

Does anyone have any experience in adapting the std Rent Now contract to give tennant full maintenance responsibillity? ie for white goods, sanitaryware etc

Hi Robin,

With Assured Shorthold Tenancies, the law is clear that it is the landlord’s responsibility to make repairs, including to furnishings provided in a furnished property. So even if you added terms to the end of making the tenant responsible for all maintenance, it isn’t clear to me that those terms would actually be enforceable.

I disagree. If the terms of your lease say the tenant has responsibility for something, unless it’s protected by statute, then they are. For example almost all commercial leases are fully insuring, fully maintaining.
