Im getting a very large number of tenant enquiries who ask to see my flat, I then reply with sure when would you like and then never hear from them again. This did use to happen in the past but it much much more common now , any thoughts as to why or what can be done?
Move on and forget them
increased churn as RRA introduces turmoil into the PRS. Expect more of this.
I always screen tenants before I allow viewing of my properties. That way they know I have expectations and I filter out the tyre kickers. If they don’t respond, I put it down to them realising that they are not the right fit for my property and I focus on the ones that respond and provide the information I ask them.

Could be better spam filtering in emails than in the past.. I find almost all if not all the emails from OR telling me about enquiry messages from tenants go to my spam/junk folder. This may be happening to tenants too. So they never see your reply. Unlike you they won’t be logging in to check OR inbox (if they even know how to find it).
Try calling or emailing them direct instead of using OR messaging system
Also more availability than 2 years ago and more shopping around in wider areas (due to ‘cost of living awareness’) so they are less likely to need/want to follow up on any particular property
