I have been advertising a flat for about four weeks in Belper Derbyshire. Had over twenty enquiries/ requests for viewing, but when I arrange most people don’t turn up,- only had two views.
Have used Open Rent in the past and not had any problems with letting or people viewing.
Have l done something wrong, rent to high etc,low demand, or is the new normal people not turning up or cancelling?.

When I was doing viewings for a property 20 mins drive away. I required them to call me 30 mins before to confirm they were attending. If they didn’t call, I didn’t go. Never had a complaint and was never put out. I recommend it.

I’ve found a lot if not all emails saying I have OR messages go to spam/junk. This could be happening to potential tenants who wont be bothering checking their OR messages inbox daily [if they even know how to]. Have you arranged by calling them or via OR message?

how long do you wait until arranging viewings? you need to be getting back to them on the same day and arranging a time, because people are looking at multiple properties, and if you snooze, you lose, they go elsewhere.

1 do batch viewings say 3x per week
2 you need be calling to reconfirm to save your time
3 review your screening questions, dont view anyone till thats done. Its so easy to click request viewing on 50 props on rightmove. Doing screening questions demonstrates commitment by tenant and saves you time

Same here! I have booked in 10 back-to-back viewings today on a property that I knew would be popular. So far only one person has turned up. I’m wondering whether there is an issue with openrent messages getting through?

Had you liaised with these applicants and booked the viewings in for convenient times for them? Or have you just allocated a date/time without any other communication? Was this very recently or has time elapsed since arranged?
It seems to become more common these days. To prevent it, we call every applicant an hour before the viewing. If they’re not available either on OR or on the phone, we message them, saying that the viewing will not take place unless they get in touch ASAP. So far, not a single one got back - and we saved our time and effort.
But such TT are weeded out already on application stage by filling in the questionnaire. Those, who don’t bother, have never progressed to the final stage. We even tried to be proactive and contact them to arrange the viewing only to realise that it’s a waste of time. Not a single TT from this group of responders.

They should be chasing you, not the other way round. Just ask them to call you an hour before the viewing to confirm. If they can manage a viewing, they can manage a phone call.

For some reason they don’t call. Forget, maybe? We tried this.
As for chasing, Bristol is inundated with properties right now.

All at mutually convenient times, including some this evening to fit with people’s working hours. Communication with each of them prior to today, and they were all booked over the last week. I’ve done absolutely nothing different to any other time, and never had this issue!
