Gym in my rented apartment no hot water for months, refund?

Hi, my rented apartment comes with a gym access in the building

But for the last 3 months it had no hot water, and still doesn’t

They haven’t even begun to fix it

I paid my whole tenancy upfront 12 months

But is there anyway to argue a slight refund because of this issue ?

What do you think is a fair amount?
Would you have taken the property if there was no hot water in gym?

I’m unsure if the landlord would even care as I paid for my full tenancy and I’m not sure if it’s him that should ask for a refund in service charges or something with the building

Realistically any pursuit of compensation would be a total waste of time. Just periodically check with landlord what the current situation is in regard to getting the problem resolved. It will largely be out of his hands but they themselves can apply some pressure to those who maintain it.

Assuming you can shower in the gym, I would ask for a 20% discount for the whole period.
